TIPS TO MAKE property MORE SELLABLE
Since 85% of people are visual, it is important for a seller to adequately prepare for the sale of their property by making their property look more attractive to buyers. A seller should spend a quarter to gain an added dollar in the value of their asset, and not the other way around. It is not recommended to devote much time or money to details that won’t make a difference in the long run.
As real estate professionals, we are able to provide professional designers to a seller property to stage their property free of charge before putting it on the market. To make a property look more presentable, a seller should:
- Get rid of clutter. Throw out or file stacks of newspapers and magazines. Pack away most small decorative items. Store out-of-season clothing to make closets seem roomier. Clean out garbage. Remove all pictures, magnets, etc. from fridge door.
- Wash windows and screens to let in more light.
- Keep everything extra clean. Wash fingerprints from light switch plates. Mop and wax floors. Clean stove and refrigerator. A clean house makes a better first impression and convinces buyers that the property has been well cared for.
- Get rid of smells: Clean carpeting and drapes to eliminate cooking, smoke, and pet odours. Open windows to let fresh air circulate.
- Put higher wattage bulbs in light sockets to make rooms seem brighter, especially basements and other dark rooms. Replace any burnt-out bulbs.
- Make minor repairs that, left untouched, could create a bad impression. Small problems such as sticky doors, torn screens, cracked caulking, or a dripping faucet may seem trivial, but they’ll give buyers the impression that the house isn’t well maintained.
- Tidy yard. Cut grass, rake leaves, trim bushes, and edge walkways.
- Put a pot or two of bright flowers near the entryway.
- Patch holes in your driveway and reapply sealant, if necessary.
- Clean gutters.
- Polish front doorknob and numbers of address.
